What are measurement services?

A home measurement service is just what it sounds like: Based on your needs, an appraiser will measure the property's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and often essential when challenging property taxes or selling a property.

How do home measurement services work?

During a measurement or floorplan service, a certified appraiser takes measurements of your home with a measuring tool — generally a tape or laser measuring device. As they move around the house, they note the layout of the rooms and other features, like closets, hallways, and pantries. They might sketch the property. Then, the appraiser develops a report and detailed floorplan showing the total area and the general layout of the house. The resulting report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When is a measurement or floorplan service necessary?

Disputing property taxes

Property tax records often reflect the wrong square footage because the values can come from many sources, and sometimes go unproven — which means you may be taxed for more square footage than you own! Unless a certified appraiser has completed a recent appraisal or measurement service on your property (after any remodeling that might have affected square footage), you'll need an appraiser to perform a home measurement service before attempting to dispute your taxes. An appraiser will determine the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your house is worth.

Putting a home up for sale

A floorplan service will ensure that you're paid fair market value for your house. Square footage is one of the biggest factors potential buyers examine when purchasing a home — but since these values are often approximated rather than accurately measured, your property listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially decrease the price of the home as well as the number of potential buyers. The only sure method of using an accurate GLA when listing your property is to refer to a recent appraisal or home measurement service executed by a certified appraiser (after any renovation that may have affected square footage).

For real estate agents

To ensure that your client's home closes at a price that properly reflects market value, we advise asking for a floorplan service for the property. Your clients, and potential buyers, will appreciate your attentiveness, and you can be certain that the GLA on your client's listing is a true representation of their home. A floorplan can also be a fantastic marketing tool for getting potential buyers interested because they can view the layout and attributes of the home before and after a walkthrough.
